Home loans for every kind of buyer

Buying property is one of the biggest financial decisions you'll make, and the loan behind it shapes your repayments for years. The lender that suits one buyer can be a poor fit for another. Deposit size, how your income is earned, your existing debts and the type of property all change which lenders will say yes and on what terms.

We start with where you stand today: what you can comfortably borrow, how much deposit you need, and which government schemes or concessions you may qualify for. Then we compare lenders on rate, fees, features and policy, and recommend the loan that fits your plans.

Once you're pre-approved you can make offers with confidence. When you find the right place, we take the loan through valuation, formal approval and settlement, and keep you updated the whole way.

Who we help

  • First home buyers using savings, a gifted deposit, a guarantor or a government scheme. Start with our first home buyer's guide.
  • Upgraders and downsizers managing a sale and purchase, including bridging and timing.
  • Investors buying their first or next property, with the loan structured to suit. See negative gearing and rentvesting.
  • Self-employed, casual and contract earners who need a lender that reads their income properly.
  • Builders buying land and building, or buying off the plan.

Borrowing power

A rough guide to how much you may be able to borrow for a home.

This is a simplified illustration only, assessed over 30 years at a buffered serviceability rate. It is not an offer, a pre-approval, or a guarantee of what any lender will lend. Tax is estimated and not financial advice. Your actual borrowing power depends on each lender's criteria and a full assessment of your circumstances.

Get a real assessment

How much could you borrow?

Enter your income, expenses and debts for a rough idea of your borrowing power. Lenders test your repayments at a buffered rate above the actual rate, which is why the figure may be lower than you expect.

Every lender calculates this differently, so the gap between the most and least generous can be large. On your game plan call we run your numbers across lenders to find your real range.

How it works

What does buying with us look like?

1

Game plan call

We talk through your goals, budget, deposit and timing, and check which grants or schemes may apply.

2

Borrowing power and lender shortlist

We work out your real borrowing range and compare lenders whose policy and pricing suit you.

3

Pre-approval

We lodge your pre-approval so you can make offers or bid at auction knowing your limit.

4

Approval to settlement

Once you sign a contract we handle valuation, formal approval, loan documents and settlement.

What you'll need

For pre-approval, lenders usually ask for:

  • Photo ID for each buyer.
  • Proof of income: recent payslips, or tax returns and financials if you're self-employed.
  • Savings statements showing your deposit, and evidence of any gift. See genuine savings and gifted deposits.
  • Statements for existing debts, including credit cards, car loans, HECS and buy now pay later.
  • A summary of your living expenses.

Once you've found a property, the lender will also need the signed contract of sale. The full list is in what documents you need for a home loan.

Budget for more than the deposit

On top of your deposit, plan for stamp duty (unless you're exempt), conveyancing, building and pest inspections, loan registration fees and moving costs. First home buyers are often eligible for stamp duty relief. See stamp duty explained and the SA stamp duty calculator.

Common situations

Buying in different circumstances

Building a home

Land and construction loans with progress payments. See construction loans.

Investment property

Loan structure, interest-only options and using equity from your home.

Non-standard income

Self-employed, one year ABN, casual, probation or parental leave. See one year ABN.

Tony Santoro made the process of buying a house incredibly easy. When a house came up unexpectedly for my husband and I, he was able to get our finance approved quickly and seemingly effortlessly.

Emotionally, he was reassuring, kind and supportive throughout what could have been a very stressful time.

I wouldn’t trust anyone else to do what needed to be done to get us into our first home. If you’re thinking about buying a house or even if you’re unsure whether you can reach out to Tony. He’ll guide you through every step, and I can’t recommend him highly enough!

I honestly can’t recommend Tony enough.

From day one he moved FAST. Every time I sent something through, he was already onto the next step. There was no chasing him up, no delays, he was always one step ahead.

What really impressed me was his work ethic. There were nights he was working overtime just to get my application finalised and pushed through as quickly as possible.

Tony didn’t just try to “get it approved”, he genuinely worked hard to get me the best possible outcome. He explored multiple options, explained everything clearly, and made sure we structured it properly to suit my situation long term.

In a process that can normally be stressful, he made it smooth and straightforward. Tony is extremely professional, responsive, and extremely switched on.

If you want a broker who actually goes the extra mile and fights for the best result, Tony is your guy.

I had a fantastic experience working with George Karpathakis from LendQuest. His dedication, responsiveness, and willingness to go above and beyond to secure the best possible deal truly stood out.

George was consistently available—even on weekends and after hours—and took the time to run multiple scenarios and workshop our borrowing capacity to find the most suitable financial solutions. After attending a few property inspections on a Saturday, I reached out for advice and was impressed by how promptly and thoroughly he responded.

We encountered significant delays during the refinancing process to extract equity, but George’s proactive communication, problem-solving skills, and ability to escalate matters ensured everything progressed smoothly in the end.

Securing finance for a fourth property is no easy task, especially with a large loan, but George made what seemed difficult feel manageable. I had also consulted with some of the top mortgage firms in South Australia and worked with senior brokers, yet the options they presented were underwhelming compared to what George was able to achieve.

I highly recommend George to anyone looking for a knowledgeable, committed, and results-driven mortgage broker.
