Is your home loan still working for you?

Lenders tend to save their sharpest pricing for new customers. If you took out your loan a few years ago and haven't reviewed it since, there's a good chance you're paying more than a new borrower with the same profile. That gap is sometimes called the loyalty tax, and a refinance is how you stop paying it.

Refinancing means replacing your existing home loan with a new one, either with a different lender or on a better deal with your current one. It can lower your rate, reduce your repayments, shorten your loan term, add features like an offset account, or release equity for renovations, investing or consolidating debts.

At LendQuest we review your current loan, compare it against a panel of more than 40 lenders, and lay out the options in plain language. If switching makes sense, we manage the whole process through to settlement. If it doesn't, we'll tell you that too, including when refinancing is the wrong move.

Refinancing usually makes sense when

  • Your rate is noticeably higher than what lenders are offering new customers with a similar loan.
  • Your fixed term is ending and you're about to roll onto a higher revert rate.
  • Your property value has grown, so a lower loan-to-value ratio could unlock better pricing.
  • You want to consolidate higher-interest debts, fund a renovation or buy an investment property.
  • Your loan is missing features you now want, such as an offset account or split rate.

Move the sliders to see roughly what a sharper rate could save on your balance each month and over five years.

The figure is an estimate. Your real saving depends on the rate a lender offers you, the fees involved and your loan term. On your game plan call we work out the actual numbers, including any switching costs, so you can see the net benefit before you decide.

How it works

What does refinancing with us look like?

1

Free rate review

A 15-minute call about your loan, goals and timing. We look at your current rate, fees, features and any fixed-rate break costs.

2

Compare 40+ lenders

We shortlist the lenders whose pricing and policy suit you and show you the options side by side, with the switching costs included.

3

Application and approval

We prepare and lodge the application, arrange the valuation and deal with the lender. You sign electronically.

4

Settlement

We coordinate the discharge from your old lender and settlement on the new loan. A straightforward refinance usually takes two to four weeks.

What you'll need

Having paperwork ready is the biggest factor in how fast a refinance moves. For most people that means:

  • Photo ID for each borrower.
  • Recent payslips, or tax returns and financials if you're self-employed.
  • Your latest home loan statements, showing the balance and repayment history.
  • Statements for any other debts, such as credit cards, car loans or personal loans.
  • A summary of your living expenses (we help you put this together).

The full checklist is in what documents you need for a home loan.

Common situations

Refinancing for different goals

Most refinances fall into one of these. We handle all of them.

Lower rate

Move to a sharper rate with the same or a new lender and put the saving back into your pocket or your loan.

Fixed term ending

Review your options before you roll onto the revert rate, and decide whether to fix again, go variable or split.

Debt consolidation

Roll higher-interest debts into your home loan with a plan to pay them off rather than stretch them over 30 years.

Release equity

Use the equity you've built for renovations, an investment deposit or other goals, with repayments you can hold.

Self-employed or complex income

Move to a lender whose policy reads your income properly, which can improve both rate and borrowing capacity.

I couldn’t be happier with the service I received. From start to finish, the entire refinancing process was smooth, professional, and stress-free. George took the time to understand my financial goals and worked hard to help me withdraw the maximum amount of equity from my property while refinancing my loans to a much lower interest rate.

His knowledge, communication, and attention to detail were outstanding. His team explained every step clearly, found me an excellent deal and maximum equity- an impossible task for many other mortgage experts.

I highly recommend George to anyone looking for a trustworthy and knowledgeable mortgage broker.

Good to know

Refinancing questions, answered.

A straightforward refinance usually takes around two to four weeks from application to settlement. The discharge from your current lender is often the slowest step, so we lodge it early and chase it. See how long refinancing really takes.
Our service is free in almost every case, because the new lender pays us a commission, disclosed in writing before you commit. You may pay a discharge fee to your current lender, government registration fees and, on a fixed rate, break costs. We add these up before you decide.
A rate review doesn't touch your credit file. A formal application adds one enquiry, which has a small, temporary effect. We only lodge with your okay, and only with the lender we've agreed on.
Yes, but check the break cost first. It depends on how much time is left on the fixed term and how rates have moved since you fixed. Sometimes it's negligible, sometimes it wipes out the saving. We get the figure from your lender before recommending anything. More in break costs explained.
Often that's a good first step, and we'll tell you if it's the best move. Having real offers from other lenders in hand usually gets a better response. If your lender matches, you keep the loan and skip the paperwork.
Usually, if you have equity and can service the larger loan. Common reasons are renovations, consolidating debts or a deposit for an investment property. See releasing your equity and debt consolidation.
Sometimes. A cashback is only worth it if the rate and fees after the cashback still beat your alternatives over the time you'll hold the loan. We compare the full cost, not the headline. See cashback offers, judged properly.
A lower valuation raises your loan-to-value ratio, which can affect pricing or trigger LMI. Lenders value differently, so we check likely valuations before you apply. See when the valuation comes in low.
