Finance that fits your business

Commercial lending is less standardised than home lending. Each lender weighs the property type, the lease, your industry, your financials and the security on offer differently, and that affects both the answer and the terms. The right structure can matter as much as the rate.

We start with what the finance needs to do for the business, then compare lenders on rate, fees, loan-to-value limits, loan term, covenants and repayment flexibility. We prepare the application so it presents your business clearly, and manage it through credit, valuation and settlement.

What we arrange

  • Commercial property: buying or refinancing offices, warehouses, retail and mixed-use property, including buying your own premises.
  • Business loans: funding expansion, acquisitions or fit-outs.
  • Equipment and vehicle finance: machinery, fleet and work vehicles.
  • Working capital: facilities to smooth cash flow.
  • Refinancing: reviewing existing business debt for better pricing or structure.

How is commercial lending different from a home loan?

Commercial lenders assess the deal as much as the borrower. For property, the lease, the tenant and the type of building all affect how much a lender will advance and on what terms. For business lending, cash flow and the business's track record carry more weight than they would on a home loan.

Because pricing and terms are negotiated, a well-prepared application matters. We present your financials, the property and the purpose of the loan clearly, which helps lenders say yes sooner and on better terms.

Commercial finance questions, answered.

Commercial property loans (to buy or refinance offices, warehouses, shops and mixed-use property), business loans, equipment and vehicle finance, and working-capital facilities. If we can't place a deal, we'll tell you early.
Commercial lenders usually lend a lower percentage of the property value than residential lenders, so expect to need a larger deposit or additional security. The exact amount depends on the property type, the lease and your financials.
Usually two years of business and personal tax returns and financials, recent business bank statements, details of existing debts, and for property, the contract and any leases. Newer businesses may need management accounts and forecasts.
Often, yes. Using residential property as security can open up better rates and higher lending, but it puts your home at risk if the business can't repay. We make sure you understand the trade-off before you decide.
Sometimes. Some lenders will consider newer businesses with strong industry experience, a solid deposit or extra security. See home loans on one year's ABN for how lenders think about newer businesses.
It varies more than home lending. Equipment finance can be quick; commercial property often takes several weeks because of valuations, lease reviews and credit assessment. We give you a realistic timeline at the start.
