How SA stamp duty works

South Australia charges transfer duty on a sliding scale, from 1% on the first $12,000 up to 5.5% on the value above $500,000. The same rates apply to owner-occupiers and investors.

Duty is paid at settlement, usually by your conveyancer, and generally needs to come from your own funds rather than the loan.

First home buyer relief in South Australia

Eligible first home buyers pay no stamp duty on a new home, an off-the-plan home or vacant land to build a home on, with no property value cap for contracts from 6 June 2024. There is no first home buyer relief on established homes in SA, so standard duty applies.

Other costs to budget for

On top of duty, allow for Land Titles Office registration and transfer fees, conveyancing, building and pest inspections and loan establishment costs. Eligible SA seniors downsizing to a new home may also qualify for a stamp duty exemption. See stamp duty explained.
