How we help first home buyers in Adelaide

Lenders treat deposits, genuine savings, gifted funds, HECS debt and probation periods differently, so the right lender for one buyer can be the wrong one for another. Before you start making offers, we work out how much you can borrow, which lenders suit your situation and what government support applies to the property you want to buy.

First home buyer support in South Australia

  • New homes, off the plan and house-and-land: eligible first home buyers pay no SA stamp duty and may receive the $15,000 First Home Owner Grant, with no property value cap.
  • Established homes: there is no SA grant or stamp duty relief, so standard duty applies.
  • Federal 5% Deposit Scheme: buy with a 5% deposit without paying LMI. Since 1 October 2025 there is no income test or limit on places. The price cap is $900,000 in Adelaide and $500,000 in the rest of SA.

Pre-approval before you bid

Many Adelaide homes sell at auction or through short campaigns. A pre-approval gives you a working budget and shows agents you are ready to move. We arrange it with a lender suited to your circumstances and keep it current while you search. If you plan to bid, read buying at auction first.

First home buyer questions.

No. Many lenders accept deposits of 5 to 10%. Borrowing more than 80% of the value usually means paying lenders mortgage insurance, unless you use the 5% Deposit Scheme or a family guarantee.
No. In South Australia the grant and stamp duty relief apply to new homes, off-the-plan homes and building contracts. Established homes pay standard duty, though the federal 5% Deposit Scheme can still apply.
Often, yes. Some lenders accept applicants on probation or with casual income, depending on your work history. See probation home loans and casual employment home loans.
