Structure first, then rate

How an investment loan is set up affects your cash flow, your borrowing capacity and how easily you can buy again. We look at interest-only versus principal and interest, offset accounts, loan splits, and avoiding cross-collateralisation where it would tie your properties together. Tax questions belong with your accountant, and we are happy to work alongside them.

Using equity to buy

Many investors fund their deposit and costs from equity in their home. We work out how much equity is usable and set it up as a separate split, so the investment debt stays clearly separated from your home loan. See refinancing to buy an investment property.

Borrowing capacity across a portfolio

Each lender assesses rental income, existing debts and buffers differently. Once you hold more than one property, the choice of lender can make a large difference to how much you can borrow next. We model your position across lenders before you commit to a purchase.

We arrange finance. We do not recommend which property to buy or give investment or tax advice.

I had a fantastic experience working with George Karpathakis from LendQuest. His dedication, responsiveness, and willingness to go above and beyond to secure the best possible deal truly stood out.

George was consistently available—even on weekends and after hours—and took the time to run multiple scenarios and workshop our borrowing capacity to find the most suitable financial solutions. After attending a few property inspections on a Saturday, I reached out for advice and was impressed by how promptly and thoroughly he responded.

We encountered significant delays during the refinancing process to extract equity, but George’s proactive communication, problem-solving skills, and ability to escalate matters ensured everything progressed smoothly in the end.

Securing finance for a fourth property is no easy task, especially with a large loan, but George made what seemed difficult feel manageable. I had also consulted with some of the top mortgage firms in South Australia and worked with senior brokers, yet the options they presented were underwhelming compared to what George was able to achieve.

I highly recommend George to anyone looking for a knowledgeable, committed, and results-driven mortgage broker.

Good to know

Investment loan questions.

Many lenders accept less than 20% for investment loans, usually with lenders mortgage insurance. You can also use equity in property you already own. You will need to cover stamp duty and purchase costs as well.
It depends on your cash flow, tax position and plans. Interest-only lowers repayments for a period but does not reduce the loan. See interest-only loans and speak with your accountant.
No. We arrange finance only. We do not give property, investment or tax advice.
In almost every case, nothing. The lender pays us a commission when your loan settles, and we show you that commission in writing before you commit.
